Planning Permision

Planning permission is an aspect of bureaucracy that can be seen to be very important, especially in countries where they have strict rules on where someone can and cannot build. It is the permission required in the United Kingdom in order to build on land, or allow the change of the use of land or buildings. New developments after the Town and Country Planning Act of 1947 have required planning permission to some degree, as pre-existing buildings and projects have been granted full planning titles and permissions.

Developments are defined as being any mining, building or engineering operation within an area, or to make a material change to a pre-existing building or land. Some small changes do not require planning permission, and are granted it automatically by law, which are known as permitted development.

Proposals demand a two stage test, asking first whether the proposal is a proposal at all, and second, if the proposal is a development, whether the development is permitted. Generally, only a non-permitted development would require an application for planning permission, as these would be the type of development that would need further investigation and analysis if it is to be accepted.

Those that deal with such applications are known as Local Planning Authorities, and often correlate with the local borough or district council, or local authority in Scotland. Online planning applications are accepted throughout England and Wales, and are often receptive to pre-application dialogue to distinguish if the project requires planning permission.
